Project: Residential Subdivision Development || Location: Cottage Grove, MN || Time: Fall 2016 to Fall 2019

Description:

5 Acre parcel was a previous homestead, the house was razed +/-10 years prior and the site was completely overgrown. Included Survey, Tree Study (City Requirement), Final Plat, Complete Engineering, and all site improvements to construct Pubic Road and Utilities. Additionally coordinated with all private utilities, county on road dedication for CSAH-19 and School District to connect our sidewalk to their trail system. The end result was 12 residential homesites, on a very low traffic cul-de-sac.

Challenges:

No project is without it’s hurdles and learning opportunities. This project had 2 big ones. The overgrown lot had developed enough “qualifying trees” meaning tree’s over a certain diameter that we had to pay for a tree study which resulted in massively increasing our new tree plantings and contributing additional monies to the cities fund. Also learned a valuable lesson on pushing back on soft city requests. We almost had an HOA, even had the attorney draft all the docs, before the city backed down and said it was more of a “suggestion”. Lesson Learned.

Numbers:

This was a value add scenario and although the numbers are private via public record the land was acquired for $380k and the total sales price of all lots was +/-$1.2M.
